Preventing the Problem

By Ron Licklider, ASID

Are you planning to build a new home or office? refurbish or renovate your existing home or office? or, contemplating an addition? The following are just a few items that you need to consider for a successful project.

  •  Determine the location and extent of your refurbishing project or addition. We suggest you deal only with reputable professionals who have extensive knowledge about planning and implementing designs for your specific needs.

  •  Insist that properly documented programs are advanced before contracts are signed and cash tendered.

  •  Consider carefully the price points your design person uses . . . professionals have several methods of charging
select the one best suited for your needs.

  •  Eliminate the possibility of budgetary overruns by carefully detailed agreements, and this will avoid change orders.

  •  Always follow design programs faithfully . . . this practice avoids duplication of effort and wasted expense on your part through additional shopping and price comparisons.

  •  Hire the most competent mechanics available . . . the least expensive one usually never equates to the best job. Insist upon references, and be sure that they can qualify or substantiate what level of expertise they claim to have.

  •  Specify what you expect from all persons working on your project; this includes the designer, banker, mechanics, vendors and staff. A vertically aligned structure with specific tasks and responsibilities assigned always eases your project smoothly toward completion.

  •  Keep your purchase orders to a minimum. The more vendors involved increases the chance of delays and cash flow interruption caused from an untimely completed project.

  •  Keep in mind that the design professional who has done a project like yours many times before can help you avoid many problems and pitfalls. A major redecorating or construction job is no time to experiment with your cash, your time or your facility.
